Clarity before anything begins – Your Interior Design & Renovation Guide

Process & Timeline

We work in eight stages: consultation, engagement, space and concept planning, 3D design, quotation, contract, renovation, and handover with aftercare. You always know what comes next, and we move to the next stage only after you approve the current one.

  1. Consultation: We discuss your needs, preferred style, budget, and timeline.
  2. Engagement: You agree to our design fee and would like us to proceed with designing
  3. Space and concept planning: We start by planning the layout and flow of your space. Then we develop the design concept and mood.
  4. 3D Design: You will see realistic 3D visuals of the finished space; two rounds of amendments will be allowed
  5. Quotation: You receive an itemized quotation based on the approved 3D design.
  6. Contract:We sign the renovation contract with the agreed scope, payment schedule, and timeline
  7. Renovation: Our team carries out the work, with site supervision and regular progress updates
  8. Handover with aftercare: We do a final inspection with you, hand over the keys, and fix any defects under warranty.

Our design service includes space planning, moodboards and 3D visual drawings. We first plan how your space will function and how your furniture will be arranged, and prepare moodboards for the different areas of your home. Once the layout and concept are confirmed, we prepare the 3D visual drawings before the quotation is finalised and renovation begins.

  • Space planning: A furniture layout plan that suits your daily routine or work, covering furniture placement, storage, and the flow of your space.
  • Moodboards: A visual direction for your style, colours, materials and finishes, so we can agree on the concept at an early stage.
  • 3D visual drawings: Realistic 3D images of your home's design, so you can see and imagine the result, you may also request changes before the renovation begins.

Detailed technical drawings, material selection, and specifications are not part of the design service and are provided only when you engage our renovation service.

The interior design stage usually takes about one month for a smaller unit such as a condo, and about one and a half months for a larger landed home. This covers space planning, moodboards and 3D visual drawings. The exact time depends on the size of the property and how quickly design decisions and feedback are approved by both parties. Renovation is a separate stage and is not included in this timeline.

A normal small renovation for a condo usually takes about three months, while a landed home takes around six months if there are no major hacking works. The exact time depends on the scope of work, and projects with more wet works, such as hacking, tiling, plumbing and waterproofing, take longer. It also depends on how closely we work with you, as some items, such as appliances, need to be supplied by you so we can plan and install around them. Renovation starts after the design, quotation and contract stages are complete.

Services

Yes, we offer both interior design and renovation services. Renovation is optional, so you can decide whether to proceed with us after your design is confirmed and the quotation has been prepared. This allows you to review the complete design and understand the estimated cost before deciding whether to proceed with the renovation.

We work on all types of properties across Klang Valley and surrounding areas, including both residential and commercial spaces, as well as new and existing properties. Our projects include condos, landed homes, offices, cafes, restaurants, retail shops, and other commercial spaces.

Renovation is optional and starts once your design and quotation are both confirmed. Our quotation is itemized and based on your confirmed 3D design, so you know what is included before work begins. After you approve the quotation and sign the contract, our team carries out the renovation according to the approved design. When the work is complete, we do a final inspection with you and hand over the property, with aftercare for any defects.

Yes, you can engage our design service only. Renovation is optional, and you can decide whether to proceed with us after your design is confirmed and the quotation is prepared. The design service includes space planning, moodboards and 3D visual drawings. Detailed technical drawings, material selection and specifications are provided only if you engage our renovation service.

We do not supply loose furniture, but consultation on every piece of loose furniture is included in our service. We strongly recommend consulting us before you pay any deposit, so the pieces suit your layout and design. For curtains, we work with specific partners who supply them, but you are also welcome to source your own. Lighting and décor are optional: we can purchase them for you, or you are welcome to buy them yourself.

Yes, we handle renovation for old properties, including second-hand units. Older properties usually need a longer renovation period, as the piping and wiring may need to be redone. Some also need facade works, in which case we prepare and submit the drawings to the relevant authorities. See our renovation of a second hand home for an example.

Additional works can be requested during the renovation period. Before any additional work is carried out, we will provide you with a quotation for it. If you decide to proceed, the item will be added to a variation order, which is presented together with the final invoice once the renovation is complete.

Contracts & aftercare

All work carried out by us comes with a 12-month warranty, starting from the completion date. Any repair or touch-up under warranty is done by our team. If a third party carries out repairs or touch-ups on our work, the warranty on the affected work becomes void.

Our renovation contract includes the itemized quotation based on your confirmed 3D design, the payment schedule, the renovation timeline, and the 12-month warranty from the completion date. Everything is agreed in writing before work begins, so you know what is included and what it costs.

If you discover a defect during the 12-month warranty period, please notify your project’s person in charge (PIC) in writing within seven days of discovering it, as stated in your warranty contract. We will then arrange an inspection and carry out the necessary repairs for the work we completed in your property. Warranty repairs are done by our team only, as repairs by a third party void the warranty on the affected work.

Pricing & Payment

Design fees are paid separately during the design stage, and renovation is optional. Renovation payment is made in stages, tied to the progress of the work, as set out in the payment schedule in your contract. The final payment is made on completion.

Some items, such as appliances, are supplied by you so we can plan and install around them. When the work is complete, we do a final inspection with you and hand over the property, with aftercare for any defects.

The biggest part of a renovation cost depends on the type of project. For a standard renovation of a new property, custom carpentry usually takes up the largest share, especially in the kitchen and living room. When there are a lot of wet works, such as hacking, tiling, plumbing and waterproofing, those become the largest cost instead. Older properties that need piping and wiring redone or facade works also cost more. The size of the property matters too. Our quotation is itemized and based on your confirmed 3D design, so you can see what each part of the work costs before you commit.
