This is why refurbishment requires a design + technical approach, not just aesthetic planning.

Common Hidden Problems in Old Houses

1. Outdated Electrical Wiring

Many older homes were not designed to support today’s electrical demands. Over time, as more appliances are added, the system is often pushed beyond its original capacity without proper upgrading.

In some cases, previous contractors may have cut costs by omitting proper conduit tubing, leaving wires exposed or loosely arranged behind walls and ceilings.
What appears functional on the surface can actually be a hidden safety risk.

2. Plumbing and Leakage Issues

Old piping systems are highly prone to corrosion and water leakage, especially in older properties where materials have reached the end of their lifespan.

In many cases, previous repair works were done in phases over time, rather than through a complete system replacement. While this may solve issues temporarily, it often results in recurring leakage problems hidden behind walls, ceilings, or flooring—making detection and repair more complicated during refurbishment.

Situations like this require careful site assessment, as they can affect both safety and design planning.

Some layouts may also include unnecessary partitions or poorly considered room proportions, which limit natural light and ventilation throughout the house.

In some cases, materials may have been installed incorrectly or without proper preparation, which leads to early deterioration or hidden defects.

Site conditions are also assessed early, allowing hidden issues to be addressed before they escalate into costly problems.

At the same time, careful coordination helps minimise unnecessary cost overruns, while ensuring that what is designed on paper is accurately translated on site—maintaining both design intent and build quality throughout the process.
